MINIMUM STAY: 2 night minimum rental. Holiday weekends, tournaments and festivals may require a longer stay.
RESERVATION REQUIREMENTS: Once we have confirmed by email that the dates you have requested are available and we are holding them for you, we require receipt of rental forms attached in that email and a payment of 50% of the rental payment to be received within 5 days after booking. The balance of the rental payment along with a separate damage deposit check is due no later than 14 days prior to your arrival date. We accept credit card payments but only through Paypal. When using a credit card you will be required to pay an additional 5% of the payment amount to cover the costs related to using a credit card. Reservations made within 14 days of arrival date will require payment in full at the time of booking. Reservations which fail to comply with these terms will be canceled.
CANCELLATION POLICY: Cancellations must be made 30 days prior to arrival date to be eligible for a full refund. No refunds will be given for cancellations within the 30 days prior to arrival. Special cancellation circumstances will be given consideration but are at our sole discretion and are not guaranteed. Any request for scheduling changes must be made a minimum of 14 days prior to arrival and must be confirmed by us. We will do our best to try to make requested changes however we can not guarantee we will be able to do so. No refunds or rebates will be given for quests inability to arrive on scheduled date unless a prior change has been confirmed or for early departure for any reason.
CHECK-IN TIME: Check in time is 3:00pm. Occasionally we are able to offer early check-in but this is not guaranteed and must be requested a minimum of 3 days PRIOR to your arrival and must be confirmed. No early check-in will be available if guests are checking out the same day guests are scheduled to arrive or if there is scheduled maintenance. We reserve the right to cancel approval for early arrival should a maintenance issue arise. Occasionally on these days cleaning takes a little longer than expected which could delay your check in.
CHECK-OUT TIME: Check out time is 11:00am - Occasionally we are able to offer late check-out however this is not guaranteed and it at our sole discretion. Late departure must be requested and approved. There is no late check-out available on days when guests are checking out the dame day we have guests arriving or in the event of scheduled maintenance. Should a maintenance issue arise we reserve the right to cancel late departure approval. Check-out time is strictly enforced NO EXCEPTIONS! Guests that do not return the keys and vacate the property by 11:00am will be charged a late check-out fee of not less than the nightly rental rate.
HURRICANE AND BAD WEATHER POLICY: There are no refunds due to hurricanes or inclement weather for any reservation beginning May 1st of each year. We will only refund if the National Weather Service issues a mandatory evacuation for Aransas County and ONLY for the dates of the evacuation.
MAXIMUM OCCUPANCY: Our stated Maximum occupancy is 13. You must state the number of adults and children in your party at time of reservation. We do occasionally make exceptions HOWEVER this is at our sole discretion and must be confirmed when your reservation is made. We have additional requirements for large parties which are a part of the agreement and must be followed. FAILURE TO ACCURATELY STATE THE NUMBER OF PEOPLE IN YOUR PARTY WILL BE CONSIDERED A BREACH OF CONTRACT AND WILL RESULT IN IMMEDIATE EVICTION WITH NO REFUNDS OR REBATES.
SMOKING POLICY: This is an ABSOLUTELY NO SMOKING HOUSE OR ON THE ENCLOSED PORCH. We do not smoke so smoking in the house will be very noticeable to us. You may smoke OUTSIDE ONLY
with the doors closed. Do not throw butts on the ground ANYWHERE on
the premises. Violations will result in forfeiture of entire deposit.
PET POLICY: Pets Allowed on a case by case basis. Contact us for information and consideration.
We usually make exceptions for hunters or guests with well trained and absolutely housebroken dogs
but this is on a per rental basis and is solely at our discretion. WE DO NOT ALLOW CATS UNDER ANY CIRCUMSTANCES. A non-refundable pet fee of $50 per stay may be required. Number and type of pets must stated with pet request. We have pets so we understand. Pets must be completely housebroken, well behaved and pest free. Pets are not allowed on the furniture. Guests will be charged not less than a $50 cleaning fee for removal of pet hair or other pet related matter from furniture. Pets must not be left uncrated while alone on the premises.
When pets are allowed guests are required to and must clean up all outdoor pet waste and place in the outside dumpster and repair any damages to yard. Pets are not allowed to run freely about the neighborhood
and must be confined to a leash in accordance with area leash laws. (We do not want pets
chasing the ducks or geese or getting into the neighbor’s yard.) Guests agree to take full responsibility and be in full control of their pets at all times. If any of these pet policies are not met Guests are in violation of this agreement. By signing this agreement Guests are authorizing Owner to charge Guest for any damages sustained as a result of pets. BRINGING A PET INTO OUR HOME WITHOUT PRIOR PERMISSION WILL RESULT IN IMMEDIATE EVICTION WITH NO REFUND OR REBATES.
DAMAGES AND MAINTENANCE: We ask that you respect our home and all that is in it. We have carefully inventoried it. It is your responsibility to walk through the house upon arrival, make notes and contact us if there is a problem. We will walk through the home after your departure prior to refund of deposit check. Guests are responsible for treating the home with care. Do not remove furnishings or kitchen items. Re-arranging or moving furniture is prohibited and may result in additional fees due to extra housekeeping services required. Guests agree to properly use and operate all furnishings, appliances, home entertainment items, BBQ and any other item on the property. Guests will be charged for damage or destruction of property which is caused by guest OR FOR EXTRA CLEANING REQUIRED. We understand that sometimes things happen and we do not charge for normal wear and tear, however, we do not consider carpet and furniture spills as normal wear and care and will be charged accordingly for additional cleaning. Please report any problems or if you find something that is in need of repair.
WATERFRONT RESPONSIBILITY - This is a waterfront home.
ALL GUESTS AGREE THAT ALL CHILDREN MUST BE ACCOMPANIED BY AN ADULT ON
THE DOCKS, PIERS, BULKHEADS OR ANYWHERE ON OR NEAR THE WATER AT
ALL TIMES. The water is not all that deep but we strongly
recommend life jackets (we have provided a few life jackets for yourconvenience).
It
only takes a split second for an accident to happen. Stairs are
also a concern where there are children. All guests agree to save and
hold harmless the owner, agent and employees for any loss, liability,
damage or cost that may be incurred during occupancy on or around the
property, including but not limited to, piers, bulkheads, boat
launches, pools, boat docks and any premises associated or connected
with this property. Guests assume all risk of injury or other losses
relating to any recreational activities and will hold owners, agents
and employees harmless with respect to this.
CLEANING - We do not clean during your rental. Daily and weekly maid service is available for an additional fee. Cleaning supplies are kept in the house for your convenience. Tenant is responsible for washing all dishes and general clean up of the home which includes placing all trash in the trash containers outside and removing food from refrigerators. Parties of 6 or more agree to and are responsible for washing towels up to the day of departure and laundering any additional linens used on day beds, roll way and couches. We will launder the linens on all beds which are made up prior to your arrival. FAILURE OF LARGE PARTIES TO COMPLY WITH LAUNDRY REQUIREMENTS WILL RESULT IN A $50 LAUNDRY FEE BEING DEDUCTED FROM DEPOSIT. Failure of any party to do general clean up will result in a $100 cleaning fee being deducted from deposit.
TRASH - ALL TRASH MUST BE BAGGED - Trash containers are centrally located downstairs. Trash day is on Wednesday and must be placed at the end of the driveway on Tuesday night. BIN PLACEMENT (sorry they are picky) at the end of driveway, off to the side and 2 feet from the road with the wheels facing the house. Trash truck will not pick up if this is not done. DO NOT PLACE LARGE BOXES, SHRIMP/FISH/CRAB HULLS OR LARGE DISCARDED ITEMS IN THE BINS AND DO NOT PLACE TRASH ON THE GROUND IT WILL NOT BE PICKED UP. We have provided 2 trash containers which should be more than enough for your stay. HOWEVER, guests who create more trash than the containers can hold agree to and are responsible for removal for excess trash. Guests who leave trash on the ground will be charged an additional fee of $25 which will be deducted from deposit to cover the cost of having it removed.
SATELLITE TV - At this time ALL premium channels, HBO, CINEMAX, MOVIE CHANNEL, ENCORE and STARZ, are available. Occasionally there are interruptions in service due to unforseen circumstances. We do not guarantee the availability of cable or satellite services. No refunds or rebates will be offered if cable service is down but we will make every effort to correct the problem in a timely manner. Guests are not allowed to make ANY changes to the satellite service, reception or any settings. If guests feel the need to tamper with the satellite/receiver settings or cause any damage to the satellite dish, receivers, lines, etc. Guest agrees to pay a minimum, additional fee of $100 to have the services restored to prior settings. Rentals are responsible for monitoring any undesirable or unsuitable televised content. There is no Pay Per View and you cannot order it. If there is a problem please contact us.
CONDUCT, SAFETY AND LIABILITY - We want you to have fun and enjoy your stay but please be considerate of the neighbors. Guests and use of the premises should not offend or disturb neighbors or residents. Large parties, loud partying, excessive noise, obnoxious behavior, discharge of fireworks or other noise devices or speeding through the neighborhood are not allowed and guests who engage in these behaviors grant owner the right to terminate this Agreement and evict guests without refund or rebate. IF THE LAW IS CALLED TO THE PREMISES FOR ANY REASON YOUR RENTAL WILL BE IMMEDIATELY TERMINATED WITHOUT REFUND.
All guests agree that all children must be accompanied by an adult at all times when on the docks, bulk heads, piers, boat launches or anywhere on or near the water. All guests assume the risk of injury or other losses relating to any recreational activity and agree to hold owner, agents and employees harmless from any and all responsibility and/or liability. All guests agree to agree to save and hold harmless owner, agents and employees for any loss, liability, damage or cost that may incur during occupancy in, on or around the property including docks, piers, boat launches and bulkheads.
SEPTIC SYSTEM - Our home has a septic tank sewer. For those of you not familiar with this it is VERY IMPORTANT that you not flush ANYTHING OTHER THAN TOILET PAPER. Guests will be charged the costs associated for clearing any stoppage or plumbing problems determined to be caused by guests.
KITCHEN GREASE - We have provided a container to pour your grease in or you can use your empty container and place it in a trash bag in the trash container outside. DO NOT PUT ANY GREASE DOWN THE SINK.
PHONE and EMERGENCY - There is no phone service. Guests will need to have working cell phones. In the event of an emergency DIAL 911. The home information is located on the bar in the Guest Book we have provided.
LOST KEYS - There is a $100 fee which will be deducted from the damage deposit for all lost keys. Please don't lock yourself out of the house as there is a $20 fee required to be paid at the time of unlocking to cover the additional expense of coming to the rescue.
ITEMS LEFT BEHIND - We are not responsible for any items a guest may leave behind. Please contact us if you left something behind, we will be happy to ship it to you once we receive shipping costs. Items left behind are donated to Castaways, a local Christian charity.
BBQ & GAS BURNER - Absolutely no BBQ pits or burners of any kind allowed on the decks or porches. Guests are responsible for cleaning BBQ, gas burner and pot when used as well as proving any necessary propane, charcoal or other needed items. Any propane bottles on the premises are the property of owner. If guests choose to exchange the empty bottle for a full one, the full one becomes the property of owner and must be left on the premises in place of the bottle used for exchange.
EXTRAS & ESSENTIALS - The extras and essentials are provided for your convenience. Please feel free to use what you need however these are not for you to take home at the end of your stay. Starter stuff provided is intended to get you started and not for your entire stay.
PARKING - Vehicles may park only in our driveway and on the area of the 2nd lot where it has shell. ABSOLUTELY NO PARKING OR DRIVING ON ANY LOT PAST THE FRONT, ROADSIDE CORNER OF THE HOUSE. THIS WILL DAMAGE THE SEPTIC SYSTEM.
CAMPING & RV's - Absolutely no tents, campers, motorhomes or any other type of camping equipment allowed to be placed, erected or hooked up to electric or water on the premises. Your guests may camp at Goose Island State Park about 3 miles away. We have neighbors who will immediately call to report this.
HOT WATER & SHOWERS - The home has a 60 gallon hot water heater shared by both floors. Please advise all guests that long hot showers will leave others having to wait for more water to heat or without.
